In commercial real estate this service is provided free of charge when represented by a Tenant Broker.  An owner builds into the rent a commission; if you negotiate directly with the building’s agent the building agent receives the total commission.  It is the building agent’s job to receive the highest rent possible for the owner.  If a Tenant Broker represents you the owner’s agent receives half a commission.  In fact by trying to negotiate yourself, you are actually paying the owner's agent to negotiate against you.
