Step 4: Touring the Best Spaces
We visit and inspect the best potential new homes for your company.
Step 5: Determining Projected Costs
After visiting office spaces and narrowing the field to the best candidates, we begin a comprehensive analysis of the short and long‐term financial implications of each individual property. We consider the rent per square foot, loss factor, utility costs, future tax increases, operating expenses, free rent, construction costs and timeline, cleaning fees and service charges.
Step 6: Presenting Offers to Landlords
Now that you have selected the best of the best, Your Prime Manhattan commercial broker submits offers to landlords offering terms that are favorable to you. We receive proposals, discuss them with you and negotiate to secure an agreement that meets your needs.
Step 7: Drafting the Lease Agreement
After the negotiations have ended with both parties in agreement, the lease document is written. We submit every lease document to our legal consultants for a thorough review and request any necessary changes. Once the language is finalized, the lease is prepared for your signature.
