At Prime Manhattan Realty, we have only one allegiance: to you, the tenant. Once we enter negotiations, we will not advise you to sign a lease until we are certain that every detail is legally legitimate, respectful of your tenant rights and favorable to your financial requirements. Landlords include commissions in the overall rent structure and almost always hire an agent to negotiate lease agreements for them. When you negotiate without a broker, the owner's agent receives the full commission. When you use a broker, the owner's agent receives half the commission. The building's agent will always try to steer the lease terms in the landlord's favor, so by negotiating alone you are effectively paying the agent extra money to work against you.
